When Damage Can't Wait

Our water heater failed overnight in the garage and by morning the water had come under the door into the utility room and hallway. We had about 800 square feet of wet flooring and the baseboards were saturated. Our AC condensate drain line backed up over the summer and leaked into the ceiling above the living room without us noticing.
